Where to live, base by base
Camp Pendleton to March ARB: housing options, real commute times and the VA-loan details that change by installation, from a broker who spent 20 years in the Navy.
Seven installations, one plan
Marine Corps Base Camp Pendleton
The West Coast's premier Marine Corps base stretches 17 miles of coastline between Oceanside and San Clemente, home to the I Marine Expeditionary Force, 1st Marine Division and Naval Hospital Camp Pendleton. Most families enter through the main gate in Oceanside or the back gate near Fallbrook and the Naval Weapons Station Seal Beach Detachment Fallbrook.
Where families live. On-base housing is managed by Lincoln Military Housing with long waits for larger homes. Off base, families split between North County coastal cities (Oceanside, Carlsbad, Vista, San Marcos) and the Temecula Valley (Temecula, Murrieta, Menifee), where newer homes and larger lots cost less. Fallbrook and Bonsall are the quiet back-gate options.
Typical off-peak drive times
| Oceanside | 5-20 min |
| Vista / San Marcos | 15-30 min |
| Carlsbad | 15-25 min |
| Fallbrook / Bonsall | 15-30 min (back gate) |
| Temecula / Murrieta | 45-60 min |
| Menifee | 55-70 min |
Estimates from central parts of each community to the main gate; shift-change traffic adds time.
Steven's notes for this base
- Confirm which gate your unit uses before choosing a city; the back gate changes the math for Fallbrook and Temecula
- VA buyers have strong leverage in Oceanside and Vista where many sellers prefer the certainty of a pre-approved military buyer
- Temecula Valley homes often offer the best size-per-dollar for E-5 and above with families
Naval Base San Diego
The largest surface-ship homeport on the West Coast, Naval Base San Diego on the east side of the bay supports more than 50 ships and tens of thousands of sailors. It sits between downtown San Diego and National City, with the 32nd Street gate as the main entrance.
Where families live. Navy housing in the area is limited and competitive. Off base, sailors commonly buy in National City, Chula Vista, Eastlake and Otay Ranch, Bonita, Lemon Grove, La Mesa and Spring Valley, with condo buyers choosing downtown, North Park and Normal Heights. Coronado is the shortest bridge commute but the most expensive.
Typical off-peak drive times
| National City | 5-10 min |
| Downtown San Diego | 10-15 min |
| Coronado | 10-15 min |
| Chula Vista / Otay Ranch | 15-25 min |
| Lemon Grove / La Mesa | 15-20 min |
| Spring Valley / El Cajon | 20-30 min |
Estimates from central parts of each community to the main gate; shift-change traffic adds time.
Steven's notes for this base
- Eastern Chula Vista has the deepest supply of newer family homes within 25 minutes of the gates
- Condo buyers must confirm VA project approval; Steven keeps a current list for downtown and the South Bay
- Deployment schedules make a lender who answers nights and weekends essential; Steven handles both sides of the transaction
NAS North Island & Naval Base Coronado
Naval Air Station North Island anchors Naval Base Coronado, home to carrier homeports, naval aviation squadrons and Naval Special Warfare Command. It sits at the north end of Coronado, reached by the Coronado Bridge from downtown or the Silver Strand from Imperial Beach.
Where families live. Coronado itself is one of the most expensive markets in the county. Most families live across the bridge in downtown, Point Loma and the central neighborhoods, or down the Silver Strand in Imperial Beach and Chula Vista. Bridge traffic at shift change is the main planning factor.
Typical off-peak drive times
| Coronado | 5-10 min |
| Downtown San Diego | 15-20 min |
| Imperial Beach (Silver Strand) | 20-30 min |
| Point Loma / Ocean Beach | 20-30 min |
| Chula Vista | 25-35 min |
| National City | 15-20 min |
Estimates from central parts of each community to the main gate; shift-change traffic adds time.
Steven's notes for this base
- Imperial Beach and the Silver Strand route avoid the bridge entirely
- Coronado condos and the Coronado Cays can be VA-financed when the project is approved; Steven verifies before you tour
- Downtown high-rises are popular with single sailors and dual-military couples for the short bridge commute
Naval Base Point Loma & MCRD San Diego
Naval Base Point Loma hosts the submarine squadron, Naval Information Warfare Center Pacific and NAVWAR headquarters on the peninsula, while Marine Corps Recruit Depot San Diego sits beside the airport on the bay. Both are central, which opens up the beach and central neighborhoods.
Where families live. Point Loma, Ocean Beach, Bay Park, Clairemont and Mission Valley are the closest options, with Pacific Beach and Mission Beach popular for younger sailors. Tierrasanta and Serra Mesa offer family homes within 20 minutes of both installations.
Typical off-peak drive times
| Point Loma / Ocean Beach | 5-15 min |
| Bay Park / Clairemont | 10-20 min |
| Mission Valley | 10-20 min |
| Pacific Beach | 15-20 min |
| Tierrasanta | 20-25 min |
| North Park / Hillcrest | 15-20 min |
Estimates from central parts of each community to the main gate; shift-change traffic adds time.
Steven's notes for this base
- Point Loma homes under the flight path trade at a discount worth evaluating in person
- Many 1950s-60s homes in Clairemont and Bay Park need roof or sewer-line items addressed for the VA appraisal; Steven lines up inspections early
- NAVWAR and NIWC civilians and contractors are a large buyer pool, so well-priced homes move fast
MCAS Miramar
Marine Corps Air Station Miramar, home of the 3rd Marine Aircraft Wing, sits in the center of the county between I-15 and I-805. Its location puts most of central and north San Diego within a 25-minute drive.
Where families live. Mira Mesa and Scripps Ranch are the immediate neighbors, with Poway, Rancho Peñasquitos, Rancho Bernardo and 4S Ranch popular for families who prioritize Poway Unified schools. University City, Clairemont and Tierrasanta are the closest options toward the coast and bay.
Typical off-peak drive times
| Mira Mesa / Scripps Ranch | 5-15 min |
| University City / UTC | 10-15 min |
| Rancho Peñasquitos / Poway | 15-25 min |
| Tierrasanta / Clairemont | 10-20 min |
| Rancho Bernardo / 4S Ranch | 20-30 min |
| Carmel Valley | 15-25 min |
Estimates from central parts of each community to the main gate; shift-change traffic adds time.
Steven's notes for this base
- Scripps Ranch and Poway often command the highest resale premiums for schools; Steven compares total cost including Mello-Roos in newer tracts
- Mira Mesa condos and townhomes remain some of the most attainable VA purchases in central San Diego
- Flight-path noise varies block by block; Steven maps it for every home you consider
March Air Reserve Base
March Air Reserve Base, home of the 452nd Air Mobility Wing and a major joint reserve installation, sits on I-215 between Riverside and Moreno Valley. It anchors the Inland Empire military community and is the closest major installation to Temecula and Menifee.
Where families live. Moreno Valley and Riverside are closest, with Perris, Menifee and Beaumont offering newer construction within 30 minutes. Many March families also choose the Temecula Valley for schools and amenities and accept a 35-45 minute drive.
Typical off-peak drive times
| Moreno Valley | 5-15 min |
| Riverside | 15-25 min |
| Perris | 15-20 min |
| Menifee | 25-35 min |
| Beaumont | 25-35 min |
| Temecula / Murrieta | 35-45 min |
Estimates from central parts of each community to the main gate; shift-change traffic adds time.
Steven's notes for this base
- Inland Empire prices make March one of the easiest places in Southern California to buy with a VA loan and stay under BAH
- Mello-Roos and solar leases are the two items that most often surprise buyers in the newer tracts; Steven reviews both before you offer
- Reservists and Guard members have VA eligibility rules of their own; Steven confirms entitlement at the first conversation
NSWC Corona Division & Other Installations
Naval Surface Warfare Center Corona Division in Norco employs a large civilian and contractor workforce, and the region also includes Naval Weapons Station Seal Beach Detachment Fallbrook, Naval Medical Center San Diego (Balboa), the Coast Guard sector at the harbor and Naval Base Ventura County to the north. Steven works with families from every one of them.
Where families live. NSWC Corona families favor Norco, Corona, Eastvale and Jurupa Valley; Balboa staff lean toward North Park, Hillcrest, Mission Hills and Kensington; Fallbrook detachment personnel choose Fallbrook, Bonsall and Temecula.
Typical off-peak drive times
| Norco / Corona (NSWC) | 5-15 min |
| Eastvale / Jurupa Valley (NSWC) | 15-25 min |
| North Park / Hillcrest (Balboa) | 5-10 min |
| Fallbrook / Bonsall (NWS Fallbrook) | 10-20 min |
| Temecula (NWS Fallbrook) | 25-35 min |
Estimates from central parts of each community to the main gate; shift-change traffic adds time.
Steven's notes for this base
- Civilian DoD employees and contractors with prior service often have VA eligibility they have never used; Steven checks the Certificate of Eligibility first
- Norco's horse-property zoning means septic and well appraisals; plan for the extra time
- Balboa's central location makes walkable Uptown neighborhoods the most popular choice
